    Selling mobile home in Texas without title
    I have a mobile home in Texas that I want to sell, which I bought 3 years ago without a title, there is no land with the mobile home, do I have to have a title, or is a bill of sale good enough?

    I wouldn't buy it without a title, and I doubt you'll find someone who will.. But, you can get a duplicate title at your friendly department of motor vehicles...

    The mobile home had been remodeled before I bought it, and all information such as serial number, year, make, etc.. On the mobile home has been covered up, so it would be nearly impossible to get a title on it. Any other suggestions?

    Not really... But, it sounds like you're just going on what the old owner told you... I'd send somebody underneath with a flashlight. I don't know where they put the VIN numbers. I'd also check with the DMV. I'll bet you haven't.

    Why did YOU buy it without a title? If you had a good enough reason, maybe you can convince some new buyer of the same thing.

    There are several places on the mobile home to find the SSN or VIN. One is the small metal tag near one corner of the home on the outside down by where the skirting is. Another is on the HUD sticker (which is actually a 8 1/2 X 11" white piece of paper that has the image of the US Map showing the wind and roof ratings on it). That HUD sticker can be found sometimes in the closet wall in the bedroom or the area under the kitchen sink or the area above the stove in the kitchen.

    If you have looked and can't find that sticker or tag then your next option is to go to the County Tax Office and speak to someone there asking for prior tax records for your home. This information will have your home's SSN or VIN on it. Then you can go to the DMV and get a title or find out who was the last owner according to the DMV and ask the DMV to help you get the home titled in your name.

    Legally you should not be able to sell your home (or bought it either for that matter) without a valid title. Basically you are going to have to be the one to straighten out this mess.

    Also, have you been paying your yearly taxes on this home in your name to the county? If not, then you will have to pay all the past due taxes in order to get current with the county.

    If this home is on private property and not in a mobile home park and never registered with the county that's a no, no. Any mobile home that is brought into your state must have a permit. Any mobile home that is moved within your state from one county to another must have a permit and the county the home left must be informed what county it is going to be located in. And the new county must have it on it's books in order for the home to be legal.

    If you find out that your home is not legal in your present county, you could be heavily fined.
