There was a non-tenant who didn't have a place to stay. Since I had an extra room, I rented out the room to her. When she moved in, she voluntarily switched the door knobs from her previous place to my rented place. A month later after she moved out, she left the room with no door knob at my rented place. Also, my shower pole rod was missing. I had called her and asked her where it had went. I had told her on the phone that I had brought two shower pole rod to my rented place from my old place. I had left it in the corner of the kitchen in the current rented place. She claimed that it was her shower pole rod. She hunged up on me while I was trying to resolve this issue with her.
Also, we had a discussion of her boyfriend living with us the following month an exception paying extra rent. She verbally agreed. His lease was over at his other place and didn't have a place to stay. She did not mention to me of his situation and sneaked him 4 days prior to the next month. He then stayed there for 4 days.
Also, I had called and left her a voicemail asking her to help pay for the electricity bill. I had mentioned and she agreed that she will be paying half of everything. She has not responded back to me for about a week. Please advise.

The trouble is once you let her move in, she became a tenant.

Next anything you say or do verbally is all nice but not going to help.

I will assume you did not charge rent, or charte a deposit.? So you figure the damages, send her a bill for that amount and if she does not pay you sue her in small claims

I agree with Fr-Chuck but even if you get a judgement collection may be a different story. Before and after picture would help you in court but few landlords seem to have them, do you? Maybe that is her shower rod because she disposed of yours, who knows. The 4 days boyfriend isn't worth mentioning in court unless you have a signed, written lease stating no over night visitors.

Before she moved in, she verbally agreed to pay half of everything for living cost. I charged her rent to begin with, not the deposit. I just moved in a few days earlier (couple of days before August). The electricity bill came after she had moved out (1st of September).

Can I charge her for the shower pole rod as well?

Can you help me explain how the judgement collection works vs. small claims? The only information that I have and her family is her phone #. The only way I can do is to give the bill through her family. So, I need to provide her an invoice in my own terms and a letter (small claims)? What about the shower rod (I bought it a year ago)?

Why are you obsessing about a shower pole? Go get another one. Consider whatever the cost of the new pole cheap in comparison to what costs she could have rung you up for. And as for the 4 days, forget it.

Even if you go to small claims court and ask for a shower pole and the door knobs do you really think the judge is going to listen to your case? Probably scratch his head in wonderment wondering why you filed the case in the first place over a $10 shower pole and possibly a $20 lock set.

Really, why don't you just chalk this up to "live and learn" and get on with your life and learn something from this experience like don't just take in folks who don't "have a place to stay" in the future. If you do let folks stay with you, then you can definitely say to yourself hey self I did good in letting Jane Doe and her boyfriend stay with me until they could get a place to live. Rather than gee, Jane Doe took my shower pole and now drats I have to part with $10 to buy a new shower pole. How cheap can you get?

If you sue her in court and she denies the verbal contract you are sunk including the shower pole unless you have picture. I have had worse happen and sometimes you just can't get justice, just move on.
