    Break lease in Oklahoma
We are 8 months into a 1 year lease agreement. My mother is dying of cancer and she has until approx Dec 1st to live. We just gave notice to vacate the property Nov 1st. Can the landlord sue us for unpaid rent. We are moving to take care of my mom so we don't have to put her into a nursing home or something like that for her last 45 days.

    Hello s:

    I'm sorry about your mother...

Yes, your landlord CAN sue you for unpaid rent. Rather than give notice, out of the blue, like you apparently did, I would have NEGOTIATED my way out of the lease... I can't believe ANY landlord wouldn't give you consideration given your circumstances.

But, if I was the landlord, and you just dropped a notice off that breeches your lease, with NO DISCUSSION beforehand, I'd sue you.
