    I need a take-off and print for pier and beam
    I worked with this old carpenter that built three of these homes each was I believe 40x40
    all basic floor plan,bedroom bath,kitchen living
    he said the layout from floor to roof was the most efficient ,that you have very little cut off waste etc,does anyone know of this house I want to build one I am going to look him up for help,I would like to come up with my own take-off

    Most of us would not consider a 3600 s/f house basic at all. If using stock dimensional lumber I can't see how this would produce less waste. Did he explain his thinking further?

    Its not 1600 sq.
    Either way its too much I thought you ended up with 900 sq. ft.
    I also thought the house was pretty common.
    However it works out its suppose to be the most cost effective single bedroom floor plan you
    Can use it has a single load bearing wall its basically a cracker box style and 4 yrs ago he built one for around 15- 16k
    So I wanted to fiqure for today's prices

    So I take it that there is not this forula for a perfect house out there? I live south don't have any permit restraints can build what I want.
    Just want to build a 900 sq. ft. apartment style home to either rent or re-sale any advice there?

    I am planning on doing all the sub floor,too dry in construction myself with consultation and any help I get here
    Will sub plumbing and electrical then finish out myself
    It is something I have wanted to do all my life I have the funds land and what I think are skills
    I have done everything I plan to do for others and now want to do it for this project
    Any help on a pier and beam layout will help I have done concrete form work never pier and beam

    The only basic formulas for an efficient home is going up instead of out.

    The other note here for an efficient house in usable floor space is use the least amount of hallway space as possible so as not to waste space.
