    What can you do? If you can't afford the rent, then he's not going to get much out of you if he sues you, is he?

    Ok, then move, and let him sue you?

    Yes, he can sue you and/or report the debt to the credit bureau and/or give the debt to a collection agency.

    It can't hurt to ask: See if he'll offer you a buyout, and try to borrow the money to accept his offer.

    Leases are in many ways just like mortgages, credit cards, car loans, etc.: It's a contract that is enforceable.
