    I rented a commercial space for a hair Salon December 2008. The agreement was revised from a NNN lease to a gross lease. Upon inspection of the building I was told by the relestate agent that the basement to my shop was not for use . They did not disclose the basement had a very serious mold issue in the, I signed lease in October , Summer comes and my shop smells like mildew, made 3 request to have problem resolved finally after a month he half sprayed the walls with bleach and that was it, still smells he doesn't have time, August 4th the spring to the lock on my front door breaks. And I can't get out of my shop from the inside and if it's a hot day my back door swells and I can;'t get inn through the back door. I know that is a fire hazzard, I made 3more request to have problem resolved . I work late hours and cannot safely lock myself into my shop. It is located across the street from a bar and I have had drunk patrons approach my shop. What can I do legal to get out of this lease my landlord is a slum lord and I am stuck in the shop that is slowly falling down around me. With out paying till lease it up and getting back my deposit.

    Hello y:

    IF there's a way out, it's WRITTEN in your lease. Surly, there's clauses wherein he's required to address your needs on a timely basis, or he's in breech.

    If he DID act that way when you complained in the past, but you didn't DO anything about it at the time, you're not going to be able to bring it up now.

    So, READ your lease, and come back and talk to us about what you find.
