I think that the PRV for my home water supply is not working properly. I have the pressure adjustment set to the lowest pressure (range 75 to 25). I have loosened the adjustment bolt all the way until I can turn it with my fingers. When I check the pressure at washer supply line both hot and cold the pressure reads in excess of 100 psi. When I leave a faucet running the pressure reduces to 30 psi. Are these signs that I need to replace my PRV? Thanks

Are you sure it's the PRVs fault? Is your house a older one with galvanized pipes? This has all the classic symptoms of a volume restriction problem.
100 PSI is over twice the average house pressure of 45 PSI. 100 PSI is putting a strain on your faucets and the joints in your house piping. My bet's on the house piping and not the PRV. Good luck, Tom
