Hello I was wondering if you could help me out. I recently left my rented trailer and 2 weeks pasted by and no word about my security deposit. So I emailed her and she said that my security deposit was used for new carpets because there was supposibly dog and cat pee on them. These rugs were new when I first moved in a little over a year ago and when I moved out they were perfectly fine except the normal wear and tear. The original carpets were the cheapest carpet you can get about a quarter of an inch thick with no padding underneath. So she had told me 2 weeks before me moving out that she was going to have the living room rug replaced. This was before she had even seen it, so obviously she was going to replace it anyway. Please let me know if you can help or know of anyone who could. Thanks

She has to have proof that she paid the full amount less anything she gave back to you. She can't just say she spent your entire amount of security deposit on the rugs.
Can you go by the place and see if they were actually replaced? If they weren't I would really consider taking her to court.

She said she has receipts for them. I told her to mail me copies of these receipts and that I want pictures. She has yet to get back to me.

Send her a certified letter stating that you want an itemized deduction showing what was paid out of your deposit. Notify the landlord that if she fails to provide said itemization, you will expect your deposit in full in no more than 2 weeks and if she doesn't provide it, you will file in small claims.
