    Pay or Vacate legalities
    I need to know how is a notice of pay or vacate usually sent to a tenant? In other words what is legal and what is not when trying to serve someone with this notice?

    Hello m:

    It's legal just to hand it to him... However, in order to Prove you served him, you should hand him a copy, mail a copy by regular mail, and send another copy certified, return receipt requested.

    And I'll just throw in that if it comes to eviction, the landlord doesn't need to prove that he even served the notice. A tenant being late on rent allows the landlord to file for eviction.
