    Resident refusing to pay to break lease.
    I have a friend in NYC who rents out several properties. Just recently, a tenant of hers who signed a 12 month agreement about 2 months ago told her he was moving out at the end of July. He is refusing to pay any break lease fees. He even stopped payment on his last month's rent and told her to use his security deposit for this month's rent. Can anyone give me advise to pass on to her? With the economy she is really stressing about this one. HELP!

    Yes, take the tenant to Small Claims Court.
