A verbal eviction notice will not stand up in court. That landlord is nuts. Yes, you should get the deposit and the last months rent back, BUT: Be sure to get this agreement in writing from the landlord.

A security deposit is an amount of money a tenant is required to pay a landlord before renting a property. The security deposit is used to cover damages to the property caused by the tenant, as well as unpaid rent.

"A notice of lease violation can be used where the tenant has violated any term of the lease, other than failing to pay rent. Use the Notice to Pay if, a tenant has not paid its rent. The Notice of Lease Violation alerts the tenant that the lease has been violated, and states how much time the tenant has to correct the violation. Has such an act been perform before the verbal eviction…"www.LAWDEPOT.com

"... In some communities, landlords must put an official eviction notice on the property a certain number of days before the tenant can be forced off the property. In other communities, the landlord must get the police to post the notice or the landlord must obtain a court order before the tenant can be evicted. Usually, the notice can be served by delivering it to any adult tenant of the property. It is important to know which rules apply to your situation. Contact a local Landlord/Tenant Advisory Board or a lawyer if you are unsure of your obligations... "

Sorry... I have not read anything about a verbal eviction notice... if the landlord does not want you living on his property... then the rent short of the days you resided in there should be returned to you... period... if not contact the courts and your states consumer affairs department and the Attorney General office and the Landlord/Tenant Advisory Board.

You left out a few important pieces of info here.

    1) Do you have a lease? If so, when did you move in and when does the lease expire.
    2) Why does the landlord want you out?
    3) When, exactly did he give you the 7 days notice
    4) when was the last month you paid rent?

As already noted, there is no such thing as a "verbal eviction". Eviction is a legal process that takes some time. However, if your lease has expired or is expiring the landlord could tell you that he wants you out when the lease is up. He can tell you that he will keep the last months rent you paid if you haven't already paid for the last month of the lease. But he can't keep your deposit unless he can show damages to the unit. I would strongly suggest that you take pictures of the unit when you leave to document its condition.
