I live in a two-family home in New Jersey and have a lease. What is the maximum amount a landlord can increase your rent when renewing your lease each year?

Unless you are under rent control there doesn't appear to be a maximum.

In NJ the law is that it must be a "reasonable increase". So a 5% increase would be OK but probably not much more than that.
