    No plumbing vent stack
    I am looking at a house built in 1925 which has nothing coming through the roof as a vent stack is this possible and is it a code violation in Florida

    Hi Duchess0111:

    All habitable homes are required to have a minimum of one 3" vent stack through the roof, so yes, it is a code violation in Florida.

    If you are looking at a home that doesn't have a 3" or 4" pipe through the roof then I would consult the seller, real estate agent or maybe even best to contact your local plumbing inspector and see what he thinks about this...

    Are there any special circumstances surrounding the sale of the home like a foreclosure..?

    Greetings from Sarasota, What part of Florida do you live in?
    Back in Wisconsin we have many older homes with "S" traps and no vents that have been in operation just fine for years. I take it your home has "S" traps,(see image) installed.
    Yes, "S" traps are outlawed everywhere in the nation and Canada.
    Are you looking to purchase this house? Back in Wisconsin, as I recall, some of the older homes without vents were grandfathere4d in. Check with your local building department to see if this house is legal to sell and if you can get a CO on it. Good luck, Tom
