    Kentucky Mobile Home Park
    I got a notice from the park I live in that I have to show mobile home insurance by law (state (Ky)? County?(Jefferson). Also, I was not asked to sign a lease agreement by the new owners, if this an advantage or disadvantage? I am charged for electric used but have no schedule of usage and charged a fee based on 10 cents per kil. hr. I find I pay the same amount when I do and do not have air conditioning running. I got a notice that I must power wash and/or paint my mobile home they offered their services at a fee and require that if anyone other then (us) do it they have to show insurance. The park residents were notified that there may be an increase in lot rent due primarily to those who are behind on their lot rent. The maintenance fee has doubled in the last 3 years due to the increase in gas, but does not fall accordingly. Do mobile home lot renters have any rights?

    Yes, they do and the stickies at the top should give you a link to where you can find the law.

    However, the new owners rules don't sound onerous to me. You can ask that they give you a specific reference to what law requires the insurance (it will probably be the same place where you can see your rights). If there is no meter on your lot, you can ask them to specify how they calculate your electric amount.

    They have a right to require that all tenants maintain their units and lots up tot a certain standard, so the cleaning/paiting request is not out of line. Nor is the insistence on using an insured contractor.

    Very helpful, thank you. Just one unanswered question, is it to my advantage or disadvantage that I was not asked to sign a lease or renters agreement?

    If you were not asked to sign a NEW one, then the old one remains in force on a month to month basis. If they raise the rental, then you would be asked to sign a new agreement.

    Thank you for answering my question. But, I could not find any information regarding insurance as a requirement in Ky for mobile home ownership in or out of a park, can you point me in another direction?

    Did you ask the park manager for a reference to the law? I'm sorry, but I don't have the time to search for you. If they are claiming that it's the law, they should be able to tell you where to find it.
