Cleaning job

This is my first time bidding on a building for a cleaning job. I have always worked for someone else

NOTE: I They ask if I can give them a separate bid for each floor because they are going to rent out the space on the 2nd floor.

It is 3000 sq ft building.

The FIRST FLOOR is were they are going to occupy, and it is to be done daily 5 days a week. Which will consist of 6 individual offices with carpet. The other areas will be hard wood floors. Entry, reception room, copier room, file room, clerical room, and (2) restrooms. Plus the Kitchen area that is on the 2nd floor. (both 1st and 2nd floors will be sharing the Kitchen area)

The SECOND FLOOR (2) restrooms and the same above

I would bid the areas that will be in use now and offer a vacancy rate for the unused areas.

For example, say your price for the 'in use' area is $285.00 per month (using half of the 3,000 sq ft =1,500 sq ft @ $.19 per sq ft).

Then give the $.19 sq ft as your vacancy rate, as additional sq ft opens up or is rented use the $.19 for your calculations. Because possibly not all the other 1,500 sq ft will rent at the same time , maybe only a portion will and then you and they have a set price... for each portion.

Are you going to clean the carpets and the VCT? If so, I would offer an additional price per sq ft for this work as an additional line item in your proposal. For example, VCT; strip and refinish with 3-4 coats of UL approved wax: $.23 sq ft. Carpet; wall to wall at possibly.$.13 per sq ft, Traffic lanes (70% of total sq ft) @ $.11 sq ft...

These prices are only a suggestion, you, of course are responsible for your own...

What does it depend on, in order to charge.

Stringer is truly an expert in the cleaning/janitorial business! He owns and operates a very large cleaning company in the Chicago, IL area. I would treat the information that he gives you as though it's worth it's weight in gold.
