    Can it be both clogged pipe and vent?
    During heavy rains my toilets gurgle and will not flush. However they reside sooner or later. No problems during dry spells. I was thinking can it be both a clogged vent pipe and drain? Maybe I am barking up the wrong tree altogether. My house is 57 years old. Can you help me? Thanks so much.

    You and I could be neighbors. I live in Florida in a 55 year old home that we bought new.
    I'm thinking septic and drainfield problems. If you pipes were clogged then they would not be affected by rain. This puts it outside your home and into the septic system.
    Sounds tome the drainfield loads up with water and can no longer percolate the liquid back into the soil. This causes the septic tank to fill up and not accept what the house sends it,
    The solution would be to get a septic tank company out to check the system and advise you. Good luck, Tom

    I agree and wonder how long its been since you last had your tank pumped and inspected. Those same folks can also do a new perc test to see if your land is becoming water logged.
