    NYCity: If landlord cashed my partial rent check,
    Can they still start eviction procedures?
    1. Paid in full up until April
    2. Tried to negotiate lower rent for remainder of the lease, they said "NO"
    3. Sent partial payment for April
    4. Landlord just cashed it.
    Help/ advise is apreciated.

    If the rent is not current they can start eviction.
