    Signing lease
    Hello, I signed a lease two days ago, 4/10/09 for a lease that will begin on 5/1/09 for one year. I gave a deposit, last month, security deposit and half of the remaining month of April 09. I went through a broker, middle man, but when I went back to the building I noticed it was right across from the projects, the building itself wasn't in such good standings and my apt seem filthier. It turns out that the landlord is a slumlord and I wanted to know if there was a grace period for backing out when signing a rental lease that the term hasn't begun. Because of the holidays, easter... passover the broker is not sure if the landlord has signed and can't get in touch of him until Monday, 4/13/09.
    I want to also know if I can break this lease without suffering any major penalties and I'm willing to negotiate or allowing him to just keep the rent for two weeks, $700 just so I can get out of this.
    Anyone's insight will be helpful, I have read so much online and I don't know what is accurate.

    Hello Chef:

    What's accurate is that you obligated yourself and you're not going to be able to un obligate yourself without some sort of penalty. I think your offer is fair, but I certainly wouldn't leave it to somebody else to negotiate for me. I'd be on the phone right now.
