    Tenants rights
    Can a mobile home park owner tell a person what color he/she can paint their shed and give them a year to do this or they have to move? And is it legal for this owner to put water meters on each of the trailors and charge the tenants a certain amount for their water without it being in the tenants name? This is in Ohio.

    Yes, it is common to put meters on each trailers so each person pays a fair amount.

    If the lease restricts what he can or can't do then yes they can.

    Like Chuck I see nothing wrong in individually metering the homes. You should, however, be given a statement of the meter readings and an accounting of what you have been charged.

    As for the shed, it depends on what's written in your leasing agreement. Many parks do want some consistency in the look of each site. If there is nothing specific in the lease, then he's probably within his rights.

    If someone purchases a trailer park (or any rental property) they have to honor existing leases. They can refuse to renew leases when they expire. They can change general rules (like the shed issue) as long as it doesn't conflict with any lease provisions.
