What is normal wear and tear
Hello I removed area rugs from my apartment floors after two years because they became dirty and uncleanable I do have two small children. I do know that I have to replace the area rugs before moving out. The landlord told me that they are keeping my security to resand the floors. Is this possible am I responsible for resanding their floors, I've lived in this apartment for 4 years I told them if this is not normal wear and tear then I will get them done before I vacate the premises, but they don't want me to get them done they just want to keep my securtiy deposit am I resposible for this or is this normal wear and tear.

Did you cause damage to the flooring by removing the area rugs? Did you complete a walk-through inspection with the landlord prior to vacating the apartment?

If you pay to have the floors resanded, then the landlord can't keep your security deposit for something you've already had done.

I would contact the Attorney Generals office in your state and or look for it on line. They will have information for you and often can help you settle your dispute free of charge.

Simply telling your landlord you are filing a claim with the A.G.'s office will make him think twice.
