    Can a landlord sell the house before the tenant lease is up?
    This house has five people living in it (including us) and is so run down from partys and the landlords not doing up keep. We have been living in a collage house for almost three years now and now are expecting a baby and wish to break the lease. They are telling us that we are unable to break the lease and we need to do the up keep because they just last week put the house up for sale and it is not in selling shape. Are they aloud to let people into the house without our permission for showings? And is there any way that we are able to get out of a lease without filling our spot (they don't want anyone new taking our spot and signing a lease because they are trying to sel the house) what can we do?

    Your landlord cannot bill you or force you to repair normal wear-and-tear to the property. However, if you and/or your guests caused damage, then you are liable for the repair. Did you complete a walk-through inspection prior to signing the lease 3 years ago?

    You cannot break your lease just because they are selling the house. Which state is this in? State laws vary but some states require the new landlord to honor the remainder of your lease. When does your lease expire?

    You also need to read your lease. It should spell out what access the landlord has to show the property. Generally, they would have to give reasonable notice.

    But I do not see anyway to get out of the lease.
