    Tenant vandelism
    I rented 1 family house for a tenant always late in payment , it is month to month lease, also the house is for sale.
    I filed for non payment but 1 day before court date he paid +late payment and court fees.

    My question is he informed me in context if he is evicted by court he would not accept that and it happened to him before but he poure cement in the plumbing als destroyed the wood floors and missed up all the electric wires and the boiler


    Can anybody advise if he does this to me what do I do, is it a criminal crime or civil and how to avoid that

    Thanks lisa, yours is helpful,
    Specifically what do I do if the tenant pours cement in the plumbing and sewer pipes, destroy hardwood floor and walls
    Do I call the police and press disorderly charges or just I go to tenant/landlord court

    I merged your two threads. In the future please use the Answer This Question options rather than start a new thread.

    Sounds like your tenant is trying to scare you. Do you know where your tenant works, where he banks? If you find he does damage the property, you can sue him. However, you may have trouble collecting.

    Do you have any proof of the threat?

    He did what I mentioned before to the house he rented before mine, I know his business but it is under corporation , I know his bank account under this corporation

    If you knew he did this before why rent to him? If you didn't find out until after you need to do better reference checks.

    If you can prove he did this before, take the evidence to a judge and you may be able to force him to put up a bond or not be allowed back in the house.
