    Umm why would you NOT want one. A lease spells out the terms of the rental for the protection of BOTH the landlord and tenant. I would never enter into a rental as either a landlord or tenant without a written lease.

    You don't have to have a written lease in order to have a valid tenancy (for a period of less than 1 year) but it would be a very bad idea not to have one.
