I need to terminate my lease early on the home that I rent in Orlando Florida. My lease does not address early termination of the lease at all which is very unusual. It does not address what fees or conditions apply for early termination. There is only one clause about abandonment. My lease is up in March 2009. I have a roommate who is also on the lease. I am expecting a child in 8 months I need to terminate the lease in order to obtain suitable housing for my child.

So, my question is Can I terminate the lease without any fees, penalties and without being responsible for rent for the remainder of the lease? I intend to give the landlord 30 days notice.

If your lease ends March 31, 2009 that means you have to pay rent March 1 (in 19 days), it's not possible to give 30 days notice and you are responsible for paying March's rent. After that you no longer have a lease for April 1, 2009 and can move out.

Or did you mean March 2010 or something?
