    Landlord not maintaining property
    I have been renting a property for just short of a year. When I first moved into the property the boiler wasn't working, and after a month he did eventually put a new boiler in. This meant I went for a month with no hot water, and he gave me £50 off my rent.

    I am now in my 10th month at the property, the doors and windows let drafts in, the baths front panel is broken, the tiles on the wall have fallen off and there is mould behind this, and where the boiler has been replaced, the down pipes are not covered, and this has resulted in me and my girlfriend have both burnt ourselves on this.

    Where work has been done on the property, he hasn't re-painted the property, however this is only cosmetic. He also didn't repair a window, he just put duck tape over it and painted that.

    Is there anything I can do as I am paying £700 a month and then all bills on top, but I don't seem to be getting anything out of this.

    PLEASE HELP ME!!

    Do you have a lease? If so, when does it expire?

    I am tied into a year lease with a 6 month break clause, well I feel like this property is home, and as the landlord is selling, I have made an offer to buy... but where would I stand on taking the landlord to a small claims court?

    For what? To sue someone you have to have incurred material damage. Being uncomfortable is not material damage. If you have made the reapirs yourself you might have grounds to sue to recoup those expenses.\
