    Acquiring an Easement
A few years ago I entered into a verbal/ signed/ handshook agreement over a lot that would have given me street access to the back of my lot.

The owner then changed his mind. However, Ive been thinking of approaching another neighbor with land to see if I can aguire an easement; again to have easy access to the back of my lot.

Once again I am leary about approaching them only to have them change their my mind in the eleventh hour.

So.. where do I begin with this. How do I "get my ducks in a row" to make my presentation.

Also what kind of $$$ does it take to set these things up.

    Thanks All,

    Ken

I would suggest getting an attorney to draw up an agreement for the neighbor to sign.

As for pricing, this is a matter of whatever the market will bear.

First in real estate, verbal agreements are not binding in the US, so it has to be in writing and there has to be money or something of value exchanged.

What it is worth is depending on the area and the value of land.
