    I have a house that I've rented out in dec of 08 and visited the property found that the tenants had pets dog and cat after clearly stating in the lease that there are no pets allow in the lease what are my rights in the state of Ga.:rolleyes:

    Send them a notice of the breach of the lease and inform them they have 30 days to get rid of the animals or vacate the property. If thewy haven't complied after the 30 days, then go to your local court and file for an eviction order.

    How did you "visit" the property? Did you enter? Were they home? Did you give them notice of your "visit"?

    If you breached the lease in order to catch them breaching the lease, you're going to lose if you get to court.

    If they're good tenants in all other respects, I'd leave them alone. Hopefully, you have a security deposit. That'll give you the protection you need, unless their animal tears up your house. Good tenants don't usually let their animals do that.

    Of course, if they're NOT good tenants, then you've probably got a number of different grounds to evict them on.
