    Tenant's boyfriend moved in
I rent a 5 bedroom house in California near a college. My husband and I subleased 2 of the rooms. One of the roommates said that her boyfriend needed a place to stay while he looked for a place of his own. He has now been living here for over a month. We asked the roommate to pay $200 more for rent to cover the extra utilities used and his use of the house. She threw a fit and said that was unreasonable. My question is can I demand the money and if I don't get it throw him out? We told her when she moved in that it was okay if her boyfriend came over occasionally. It doesn't specifically state in her rental agreement that her boyfriend couldn't stay but he is not on the agreement. What is the best thing to do? It would be very hard to find someone to take over her part of the rent this late in the year.

It seems reasonable to me for you to expect her to pay more for utilities but as a renter, I've never felt it was fair to charge more for the room just because there's one more person. They're still only renting one room. I'm going to guess that if he's not in your rental agreement than you also don't have anything about "we're going to charge you more for your room if he moves in..." either. It's your house, if he doesn't have your permission to be there you need to take the legal steps to make him leave. If you want to change her rent to reflect him being there you need to make a new agreement with them.
