    What effect does a quick deed have if the property is not paid for?

    Nothing since there is no such thing as a "quick" deed. However, if you mean a quit claim deed, then the current owner shouldn't sign it until they receive payment.

    A quit claim deed is normally signing over those rights and ownership a person has. There is not warranty

    But in general to "sell" the property, they have to pay off the loan,

    Now sometimes with a loan, a additional person is added, such as a family member.
