    Hi,
    This is my first time renting. I have always owned a home and unfortunately was not in a spot to buy so we rented. I have children and one is a preemie. I told the landlord when we moved in Sept. 8th that their were issues with the house. Leaky roof, drywall with sticky stuff - leaks, and possibly mold. Dishwasher doesn't drain, stove doesn't always fire, it is gas. And the list goes on and on. Finally after 4 months of yelling. there is a new roof. That is it. Supposidly they put in new insulation , but only in certain areas. We were told that over some other areas there was wet insulation. The landlord has not made an effort to clean up the messes inside the home. My wife and kids have had a continual cold since moving here. As I write we realized there is no insulation in the double pain windows and as I write here there is a breeze I feel. I have no idea where it is coming from. They supposidly fixed and replaced the skylight. I don't know what to do. I talked to the landlord but nothing. Do I threaten not to pay the rent until it is fixed? Do I demand my deposit back and one month refund for the inconvience in having to find another rental in winter. I am worried about my family. Is there a rule that states he should have a mold test done in the house? What should we do or not do?

    One idea I can think of is to call your local housing authority. They should be able to help you with what the tenant/landlord laws in your area. This guy sounds like another slum lord. Good luck and best wishes to you and your family!
