    Quit claim deed home to son with tenants on property
    I want to quit claim deed my Florida property to may son & family. There are tenants in the home who have an oral agreement that they can remain, free of rent, until March 1st. Their only obligation was to pay their electric bill which is in my name. I now owe over $1000.00 in electric bills, & they refuse to pay anything, and refuse to leave. Will my son be responsible for allowing them to stay if I sign over the property now; or should I go through eviction procedures to get them out first, which I have no idea where I'm going to get the money from. The tennants are now quoting numerous Florida Statutes to me about forcing me to pay the electric, make repairs, etc. This was a Homeless Family who I literally took off the street. I'm an out of state retired owner, & I'm lost about this. Email address edited out **FC

    You son is obligated to any legal rental agreement, since this is not a month to month, it is a multimonth rental agreement, just verbal not in writing

    Remember no good deed every goes unpunished. This is very true in rental, over the years 80 percent or more of the people I have "helped" turns around and cheats, steals or does me wrong. This is normally why they are homless or not working.

    But you send them a letter that they are in violation of your agreement and they have to pay or quit ( move)

    Then you file for eviction in court.
