Want to apply for a joint home loan.
-Combined income-60,000 year. Husband 60,000/me 0. In college.
-Husband credit score 595 with judment/mine 633 no judment or tax liens etc.
-Want a max of 95,000

It will be tough with a 595 and judgment, but not out of the question. A lot will factor in to recent history with credit and your debt to income ratio. If you don't have any other debt you will probably be able to find a company willing to work with you. Any chance either of you are veterans?

Give up the idea of getting a great rate though. Maybe a 7ish rate, but that's just a guess.

It doesn't hurt to ask. Go to a broker and tell them your situation. Brokers need to lend money to make money so they will try their best to work something out.

I will tell you though if your husband's judgment hasn't been vacated yet it will make it much less likely.
