    Tenants issues.
    Hello!
    I need some good answers!!

    1) I have an apartment with a section 8 tenant,can he brake the lease and take an other apartment if I agree?:eek:


    2)if a tenant is going out -and destroy the apartment-and to fix it cost 3 times the security, will section 8 be responsible?? :eek:


    3)if a tenant is approved for a 4 BR apt, and so is written in the contract, but the is 1 BR more am I allowed to charge her more if she want to use the 5 th BR,or to share it with a sister? And can the sister get her rent from welfare for this room?:eek:



    I persuade to get good answers from a real estate expert... :

    Hello aronk:

    The following answers are the best ones I've got:

    1) If you agree, sure.

    2) I'll bet section 8 will NOT be responsible, but you can certainly bill them and see.

    3) I don't know where her sister can get her money, but if she's NOT eligible for section 8, then I doubt section 8 will give her money.

    A lease can be broken if both parties agree.

    No section 8 does not pay past their required amounts, But you do get your rent paid.

    You have to rent them the type of rental they are approved.

    You can not collect rent twice on a section 8 housing, so what you rent it for is all you will get, if the renter, allows sister to live there, Section 8 has to be notified, and their income used to qualify.
