    What family emergency, is the person who is the priminary renter in the hospital or nursing home long term?

    Generally, there are none. The only statutory reasons to get out of a lease is usually military redeployment.

    Your best bets are to:

    1) appeal to the landlord, maybe negotiate a buyout.
    2) sublet
    3) find a replacement tenant.

    Thank you for your response: Family emergency is Grandbaby in Florida... family there (my son & daughter-in-law need all the help they can get now, esp from me... I will be appealing to the sympathy of our apt mgr this morn, with whom I have a nice relationship...
