I recently purchased a foreclosed home and was pleased that mostly everything is in great shape. I put the fuse back in the water heater and hot water came through every faucet, but the master bathtub. The home was abandoned for 1 year. Is there anything I can do?

Also wondering if there is a quick fix to a jammed garbage disposal. Someone said I just need a little tool to turn it?

Hi there, I don't have an answer for the Masterbath, as that could be multiple things. I think as long as there are no leaks, that is a good start. Is there water coming through if you just run the hot water?

For the garbage disposal, there are all kinds of tools depending on the type of disposal. I would presume that the 'little' tool that you're looking for is a hex wrench. A six sided key type http://www.matcotools.com/ProductIma...035L_group.jpg, looks like this. Of course, you might just need a crescent wrench too.

For faucet, plan on shutting the water supply off to faucet and then remove the inner cartridge and see if there is anything dislodged or blocked... if so, fix it. If not, may need to go to a local plumbing supply house or home depot and see if they have a replacement cartridge. Can you tell us a name on the faucet.. may have a helpful hint or two... ;)

For garbage disposal there is a 1/4" allen slot (I'm pretty sure it is 1/4") under the disposal that a 1/4" allen wrench fits into... see picture. MOST IMPORTANT HERE is that when unjamming with this tool you MUST be sure POWER IS OFF to disposal. Put the allen wrench into the slot and then spin the wrench back and forth until jam is freed. Then REMOVE wrench, run water and turn disposer on... that should free it up.

You could have a blockage in the hot water opening in the faucet, take it apart and inspect for junk stopping up the openings.

As for the disposal, after setting for a year lots of disposals will rust up in the cuttning chamber and there is not much you can do. You can use the hex wrench to try to turn the disposal if it is the right kind of disposal. There is a hole in the middle of the bottom of the disposal, insert the wrench there and turn back and forth.

Well you all are just wonderful. It is a Moen faucet with one handle. It seems that as it turns from right to left (counterclockwise) and goes from the cold indicator to the red the water pressure is less. I can't tell you how much I appreciate you answering my question

Here is some information,
On your faucet Like Mark says, shut the water off, remove the cartridge turn on the water for a few seconds to flush out any debris, check inside remove if any debris still there, lubricate the O rings install the faucet and check if it is OK, if that would not work you need to buy a new cartridge P/N 1222 or you can get it from Moen for free, open the two links for parts and for replacing the fauset.

Unjaming a Garbage Disposal
Warning
Make sure the switch is off (or unplug the unit under the sink)
Look for the wrench that came with your disposer It may be taped to the side of the unit or to the cabinet wall. If not, dig through your junk drawer. It's a rod maybe 6 inches long with the ends bent over at a 45 degree angle see the Image below. The rod is a hexagon shape. You stick the short end into the matching hole in the bottom center of the disposal and use the long end to turn it back and forth until you break free whatever's got the disposal stuck.

Lacking the wrench, get a flashlight and just look into the unit, and then just reach in there and dig out whatever's in there. Generally you will find a small piece of bone or what-have-you that's stuck in bottom. Sometimes something like needle-nosed pliers helps. (Note: If you have used caustic drain cleaners in the unit you will need to flush them out thoroughly before reaching in.)

If the above doesn't work, get a broom handle and stick it in the unit. If you look in there you will see two or four small projections on the bottom plate that spins around. The idea with the broom handle is to pry on one of those projections to force the plate to move. Work it back and forth until the plate spins free, Good Luck.
