Renting without lease or rental agreement
I've been renting from my current landlord in Ohio, for about 4 years and have recently been able to purchase my own home. I advised my landlord on November 15th, when I gave her my rent that I was purchasing a new home and would be moving out. I wasn't sure if it would be before the next month rent was due or not because I was still waiting to close. But, I wanted to inform her so that she would have her notice of me moving out. All she said at the time was just to let her know because she had bills to pay. When I moved into this house she never had me sign a lease or a rental agreement, which she did want a lease signed and never gave me one to sign. I have paid my rent every month on time and sometimes even early when she had some hard times paying her bills on time. I have done all repairs and updates not charging her for any labor. I do not wish to leave on bad terms but she has recently came over and asked if I found out anything about when I would be leaving and I told her that we are suppose to close on December 29th, and her reply to me was that I did not give her 30 days notice and she needed to know so she could put a add the paper or get utilities on in her name. I assumed that when we let her know in November that we were moving that that was my 30 day notice. Am I wrong. Thanks ohrenter

You are wrong - you need to give her a 30 days notice IN WRITING - and that notice must be in the same time frame as you pay rent.

For example, if your rent is due on the 1st you must notify her before the first of the month prior to the month you want to move out. Notification prior to November 1st to vacate the 1st of December and so forth. You cannot expect her to rent to someone based on a you are "supposed" to close on December 29th. If you don't close, what is she to do?

A "loose" "I bought a house and I'll be moving out" is not binding on her.

As far as the work you put into the house - did you have an agreement with the landlord that you would be paid for materials and supplies and/or labor?
