I have a Eemax water heater, have had several problems already with the coils burning out and hot water goes cold.

However, this time, I have hot water in the kitchen and at the other end of the house the bathrooms & showers have only luke warm to cold water coming out. Water pressure is fine

What can it be?

I also have a EEMAX water heater and it is a great little unit. If installed correctly the heaters last a long time. In my case the heaters have never been replaced for over 3 years.

How long has the water heater been installed? Is this the first time you noticed this problem? How far is the distance to the other end of the house? Do the water lines pass through and non heated areas? I ask these questions to try and figure out what could possibly cause this.

Never had this problem before. The water heater is actually just as close to the kitchen as it is in the bathroom so doesn't make sense one place is hot and other not.

Water heater is two year old and have replaced the coils that heat twice now because they burnt out. But never hot in one place thing.

This may be a reach, but you may have a condition where the hot water supply is being tempered by cold water mixing in, somewhere between the water heater and the affected faucets. I encountered this once: a shower faucet with a diverter valve shut off while faucet valves were left open caused this same condition. If accessible, feel the water lines between heater and bathroom with water running. A sudden change in temperature may lead you to the problem.

The heater coils burn out because of improper waterflow. If you look at the install directions it will tell to adjust the correct water valve but that is a different problem. I have heard that sometimes if you have single lever water faucets this can cause a problem because of the water mix in the cartridge. If you turn the hot water on only without a cold mix in does it get hot enough? If you have a themometer take the temps at both locations and post back.
