My mother left her house to me and my sisters. It was paid off at time of her death. My sister has lived in the house for two years and never paid rent. How do we force her to pay rent or get her to purchase house or move?
She does not have to pay rent on a house she owns. You own the house and have just as much right as her to move in there yourself. There is no mortgage, so as long as she is paying the utilities and insurance why worry? If you are all paying she should refund a portion if she is the only one living there. Just be sure that she is not getting into financial trouble where someone could put a lien against her property, or using the house as security for a loan.
Unfortunately, I am seeing the same answer as wildandblue. If the house was left to you and your sisters equally, she has as much right to the house as you.
I think your issue is more about the "equality" of the house - you need to have a talk with your sisters and make a schedule where it is divided equally, summer home type of deal.
Sounds like it is creating bitterness... I don't think that was your mother's intent.
Sit down with your sisters and talk it out.
