The details will be found in your lease. Wherever you found the part that says the lease reverts to a month to month, THAT'S where it should also say how you end the relationship.

Commercial tenancy is NOT the same as residential tenancy. For THAT reason, I'll bet you won't find any specific provision in state law. The answer will be found in contract law.
