    What percentage am I allowed to increase on one year rent lease under th Pennsylvania Real Estate law.

    I don't see anything regulating the percentage the rent can be increased. The landlord cannot use a rent increase to force a tenant out for some other reason - race, religion, primarily.

    If you aren't a member of your state or local landlord's association you should be. You really shouldn't become a landlord without knowing the local laws.

    Unless your locality has some rent control laws, you can charge rents according to the local market.
