How do I remove someone from the deed
I purchased a brand new house with my boyfriend... acutally all downpayment and necessary funds I put up by selling my 1st house. He did not put any money towards the house. I have recently found out that he was cheating on me at the time of the purchase and I want him out. The purchase took place 4 months ago. His name is also on the mortgage. What is the procedure and the cost of doing so.

You have to buy him out of the deed. If he refuses to sell you will have to take him to court and try to force the sell. You may or may not be able to force it.

You made a BIG mistake. You gave him half the house. Now you have to buy it back from him.

You may be able to go to court and force him to turn his interest over to you by signing a quit claim deed. You would have to prove that he contributed nothing towards the purchase or maintenance of the house.

If he's not cooperative you can file a partition suit, that will cost you, but it will allow you to establish in court that you fronted the money for the initial purchase and the judge will decide who gets what.
