First how much will you need to fix it up, What is the value of the house, what does it appraise for, what is the value

But you work a deal with the current owner to go into partnership with you, You get a contract for deed on the home, do the fix up, and invest your money on the improvements, then you keep making payments toward the home till it sells.

You do some split on the profit with the original owner.

I actually buy a lot of homes on contract for deeds that I have fixed up and fliped.
