    Breaking Lease for Medical Reasons
    My friend lives in the state of Virginia, his father has to have major surgery to have a metal plate inserted in the entire left side of his head due to an accident. He needs to break his lease and move in with his father to be the caretaker. Upon discussing this situation with his landlord, the landlord said he cannot break his lease. Is there anything he can do to resolve this without having to go to court? Thank you.

    No. Not even going to court will help. He has three options:

    1) sublet
    2) find a replacement tenant the landlord will accept
    3) negotiate a buy out with the landlord

    The first option may not be viable if the lease doesn't allow for sublet.
