    3 Day Pay or Quit
    I have received a 3 day pay or quit notice. I have always paid my rent on time even last month. This month I did not have the funds to pay the rent so I got a 3 Day Pay or Quit notice. I also have had an issue with mice in the house, over 15 in 30 days. How much can I request be taken off my rent for the infestation. I have not been able to use the Kitchen or guest bathroom for over 30 days. When I moved in there where huge holes in the kitchen area which I filled myself.

    I am asking if I do not pay at the 3 days, how long do I have to be able to get out of the property safely without any problems.

    Need assistance immediately as tomorrow is day 3.

    If you want to get evicted - don't pay. If you want to stay - pay. The mice problem has nothing to do with whether you got the 3 day notice or not. You need to send your landlord the proper notification of the mice infestation. OR you need to find some other place to live and move out. This will all depend on just where you live also and if you have a written lease or not. Your landlord will have to file formal eviction proceedings at the Court house and you will have to be served. Then a hearing will be scheduled and the Judge will decide just how long you have to live there. Not knowing the state you live in but just generally, you will have at least a month to live there before you are put out.

    You can't get anything off your rent for the infestation. To use it as an excuse to not pay you would have had to follow rigid preparations.

    Did you inform your landlord that you would have trouble paying this month?

    As you note, the fact that you paid well for years or before is the past and does not have

    Mice does not effect rent due.

    The landlord if they are a business person will hold you for the rent this month so if it is due it is due.

    Now even if they evict you will still owe the money and they can still go to court to collect the money

    So if in 3 days you don't pay, the file for a formal eviction in court, and that can take about a week to two weeks in most areas
