    Quit Claim Deed-Florida
Is this used only to remove someone from a deed or is the same used to add someone?

I own a house with my mom as tenants in common and she recently passed away and willed her portion to my brother. The estate is currently in probate and will result in my brother being added to the deed in the form of another tenants in common title. We've been advised that a JTROS title, Joint tenants with common law right of survivorship is a better type of title to avoid a reassessment on the homestead exemption.

Does anyone know how to change a title from TIC to JTROS? Is that processed on a Quit Claim deed? How long does that take?

We are trying to avoid a reassessment and higher property taxes on the house that I still remain part owner on.

You may want to speak to an attorney before you take action on this. When you change from tenants in common to joint tenants with right of survivorship then you are changing the way the property gets transferred after death. You should be aware of your rights and the ramifications of this change before you do it.
