I have to re-up my lease no later than tomorrow. The early termination penalty for breaking the lease is 2 months.' rent less deposit. I read that there is an "opt out" of early termination penalties. Can someone please help me out today? I'm running out of time. Thanks

I'm not entirely sure what you mean by "re-up." Are you a landlord or a tenant? Why are you breaking the lease?

There's a "sticky" at the top of this forum with a link to each state's landlord / tenant laws.

Just from the states I've done business in I've never heard of any "opt out". You're agreeing to a contract. And you're agreeing to what you'll do if you break that contract. If you could just "opt out" of that penalty then there'd really be no weight to the contract.
