    How Much Can A Person Charge For Commercial Real Estate. My Friends Finally Found A Place To Rent For An Auto Body Shop But The Owner Wants Four Months Rent As A Deposit. How Many Months Should It Be?

    A commercial lease can be as much as the market allows. Limits generally only apply to residential leases.

    There are no laws concerning commercial tenancies. A commercial landlord is entitled to charge whatever they think the market will bear.

    Have your friend try to do some negotiating. Maybe they should offer a deposit of 2 months rent. Maybe they can give 4 months as a deposit, with the deposit to be applied to rent over time, such as the first month of the second year, the first month of the third year and the first month of the fourth year, leaving the landlord with a one month deposit after 4 years.
