    Do you mean a tenant with no lease?

    Did you just have a verbal agreeent with the person? Were they supposed to be paying you rent?

    You can either end their "periodic tenancy" by giving them the necessary notice (usually about 30 days - varies by state - or if they paid rent weekly or something.)

    Or if you had payment arrangements and they aren't paying you would give them a "pay or quit" notice. Usually around 3 to 5 days (also varies by state). Then if they don't leave in that amount of time you would go to the Justice of the Peace or Magistrate - whoever handles evictions in your area and file an eviction suit.

    There's a "sticky" at the top of the forum with the links to each state's landlord / tenant laws. If you don't have a written lease with the "tenants", those laws basically become your lease and you follow those laws to get the person out.
