    Construction defect, under slab leak contractor liability
    Landscape contractor built slab and flagstone patio. Installed irrigation system and hosebibs, with PVC piping run underneath slab. (2) Leaks have developed under slab within 2 years. Contractor refuses to repair second failure. I'm in the State of California.

    Hello dave:

    Get estimates on how much it will cost to fix, and then sue him in small claims court.

    I don't know if you'll win. How long should he guarantee his work??

    You say contractor refuses to repair second failure? Was there a first failure that he corrected? What was the failure that he corrected exactly the first time?

    Yes - He fixed first failure. The first failure was a PVC slip-to-threaded connector for a hose-bib that was stubbed up through the slab. (Fitting cracked) It was fixed by removing the hose-bib, and putting a PVC slip cap on the under-slab pipe.
    The second failure was his cap. (It cracked in 1 year).
    The main point of my question is how long of a warranty is provided in accordance with California construction defects laws for under-slab piping.
