    Credit issues with deeds
    Good Morning all

    My question is my mother would like to add me to her deed in NYC But here is the problem I have some credit issues that I am currently working on to clear up ( Child Support, Back State taxes) I want to know is there a way that she can add me to her deed without her losing her house due to my credit issues? Also I would like to a purchase of a home in the near future By me being on the deed will that effect my chances on getting a home loan.

    There are several issues here.

    1. If you are listed as an owner of the property, your creditors could file a lien against it.
    2. If she adds you to the deed, she is gifting you half the value of the house and will have to pay taxes on that gift.
    3. If there is a mortgage on the property, it could be called if the property ownership changes
    4. It may or may not adversely affect your abil;ity to get a mortgage. A lot depends on if a mortgage ios on the property.
